We dedicate our work and effort in the area called Costa del Azahar and Costa Blanca because it is one of the most beautiful counties in terms of its seaside, mountains and panoramic views. In fact, azahar is the name given to the orange tree flower because big orange fields can be found all over the coast.

  • Although known for Flamenco music, fantastic beaches and lots of sunshine, Spain has a lot more to offer. It has been for thousands of years one of the cultural centers of Europe. Its various regions are all different from one another geographically, climatically and even in personality. In particular the region of Valencia is known for its natural beauty, agriculture richness and its Fallas. Out of all these qualities, we emphasize the charm of the Valencianos. They are calmed, friendly and relaxed.

    A basic working day usually starts between 8:00 a.m. and 9:00 am. Many businesses close at 2:00 p.m. and are open again between 5:00 p.m. and 9:00 p.m. The timetable for shops is from 10 am to 2pm and from 5pm to 9pm. Still, the big stores are open all day from 10am to 9pm.

    Eating hours are later than in other European countries: breakfast (7:30 and 10:00 a.m.) is similar to the continental style. Restaurants serve lunch between 1:00 p.m. and 3:00 p.m., and supper from 8:30 p.m. until 10:30 p.m.

    It is very important to know that two official languages are used in Valencia: "Valenciano", used in the Valencian Community, and Spanish, Spain's official language.

    An important cultural factor is the warm temperature along the year in which Valencia ranks as one of the warmest provinces.

What is the legal framework of the buying process and your rights in a foreign country ?

The first matter to solve is residency because your rights and obligations depend whether you become a Spanish resident or not. Some of the advantages to become resident are: better mortgage conditions, some taxes are lower, free medical assistance, you can buy a car or be able to vote.

All European Community Citizens can stay in Spain for 6 months without Residence Card but if you reside more than 6 months during one year in Spain, either continuously or sporadically, you must obtain a Residence Card. The Residence Card is applied for at the local Police Station and take from 2 to 6 months to obtain and meanwhile you will have your copy of the application form on which a provisional foreigner's identification number, N.I.F., will be shown.

The second matter to solve, whether you become resident or not is your obligation to become part of the municipality registering in the Census of that municipality (empadronamiento).

How will you finance your purchase? Cash or a mixture of cash and mortgage?

Nowadays, financing a Spanish property is easier than ever. You have several choices depending on your legal situation (if you are a resident or not) and the property conditions in each case.

These are the most common choices you can get:

  1. Getting a Spanish Bank Mortgage. You must consider that being a foreign “resident” wil give you access to a wider range of financial options and more flexible conditions. Spanish banks normally offer mortgages over periods of 10, 15 up to 20 years and finance up to 80% of the officially assesed value of your new house. If you are a non-resident, you can also get a mortgage in a Spanish bank but at a higher interest rate.


  2. You can also get financed from an International Bank at your home country. These banks are offering better and better facilities on mortgages to purchase Spanish properties and residency doesn’t count for them.


  3. If you buy from a developer or a building society, you are normally offered different financial schemes by the developer or builder. You must study them with care and compare it with the alternatives of getting a mortgage in the two previous cases.


  4. We also recommend you to open a Spanish bank account as soon as possible.

    For your transactions in Euros you can open an Euro Account which will only work with this currency but will be very practical for local revenues or expenses. For transactions in foreing currency you can either open a Current Foreing Account or a Deposit Foreign Account if you are planning to place money to save.

What is the best place to buy a house: the seaside, countryside or in a town ?
